You should go by the MLS listing... Never seen anything shopped in that.

MLS will have wide angle lens and lighting changes in a lot of cases.

The pictures for my house listing are wide angle and make the rooms look a lot larger then they are.

Speaking as a Realtor I was always told that it was illegal to misrepresent property by altering a photo. That is an easy way for the buyer to decline purchase at the last moment without penalty and they would have the right to sue the seller for any and all costs involved. I had gone to show a property where the listing agent photoshopped out the monster sized electrical towers behind the home from the outside pictures. The agent could be brought before the board for doing that. Then again South Jersey does real estate differently than Central and North NJ. Rules are rules for a reason.

BTW: I despise a wide angle lens. A property is what it is, you don't want to waste time dealing with angry buyers be straight and honest and it will sell play games and I wouldn't show it.
